AmFirst REIT Q2 profit higher

PETALING JAYA: AmFirst REIT posted a net profit of RM12.3mil for the second quarter ended Sept 30, 2013, marginally higher than RM12.09mil a year ago.

Revenue for the quarter increased 3.7% to RM27.8mil from RM26.8mil in the previous corresponding quarter.

AmFirst told Bursa Malaysia that the improved results were mainly attributable to the additional contribution from Kompleks Tun Sri Lanang (also known as Jaya 99).

The acquisition was completed on Nov 1, 2012.

“With higher net property income coupled with interest saving arising from the repayment of bank borrowings via proceeds raised from the rights issue, the trust has recorded RM24.9mil realised and distributable net income for the current period, an increase of 14.9% as compared with the preceding corresponding period of RM21.7mil,” AmFirst said.

In reviewing the perforance of AmFirst as i recall in early Feb. 2017 by Rusmin Ang he said that AmFirst was sitting on capital losses of 23% and probaly this evetually led to the gradual fall of this share to RM 0.645 yesterday. However because of some positive dividend to shareholders,the overall return became positive. I bought this share some five years ago at Rm0.94 pershare. You can imagine my capiatal loss at its current price. But what keeps me to hold the share so long is because of the reguar steady dividend payments twice per year.

AmFirst is a Bursa Malaysia mix-sector REIT that has seen declining occupancy despite a growth in the leasable area.

 

AmFirst failed in its mission to deliver sustainable long-term income distribution and investment performance:

  • The annual dividend had declined from an average of RM 0.09 per unit (2008 to 2010) to an average of RM 0.03 per unit (2020 to 2022).
  • The Book Value had grown by a 1.0 % CAGR from 2007 to 2022.
  • The average FFO per unit had declined from an average of RM 0.11 per unit (2008 to 2010) to an average of RM 0.08 per unit (2020 to 2022). 

 

From a unitholder’s perspective, from 2011 to 2022, I achieved a gain of 0.9 % CAGR. Not exactly great compared to the returns from keeping the money with the EPF. I would conclude that my investment in AmFirst was a mistake. It may previously have been a good Bursa stock. But I am not sure this is still the case.
