擁龐大地庫‧競標20億工程‧納因欲聯營東馬購物廣場

熱股評析
(吉隆坡2日訊)在民都魯、美里、古晉坐擁逾2千英畝地庫的納因控股(NAIM,5073,主板產業組),目前手握8億2億5千萬令吉工程訂單,另外競標20億工程和推展逾9億產業發展計劃,有望成為東馬首要的產業投資集團。

手握8.25億工程訂單
根據納因管理層透露,數家購物中心業主有意尋求合作,以便在沙砂兩州建購物中心,目前初步討論購物中心規模與股權分配。

達證券指出,只要事情有成,將對該公司帶來正面影響,因為一是成為購物中心聯營合伙人可帶來循環收入、多元化收入來源;二是加強所建市鎮的活力。若是建後全權售賣購物中心所有權,則賺取建築盈利。

納因推展的9億產業發展計劃,迎合中等收入戶的殷切需求;其中30%發展值將是新銷售,達證券將現財政年銷售預測,由原本的1億1千700萬,提高至2億3千600萬令吉。

分析員指出,納因2011財政年在建築業務遇到挫折,高度期許且已簽意向書的計劃未化為實際工程,造成建築盈利下挫和拉低賺益。

“今年納因競標20億令吉工程,準備在建築業重振旗鼓,積極放眼的是V7配套的高架土土木工程和V1配套的巴生河流域捷運站工程;希望今年內攫取4億至6億令吉遞補工程,調整其攫取工程目標,由原本的3億,調高至獲取7億令吉。”

海外則繼續在斐濟探討契機,放眼該國大道的維修保養工程,該大道工程總值9千130萬令吉。目前手持的8億2千500萬工程。

發展計劃方面,上財政年獲新銷售達1億9千萬令吉(2010年為1億4千萬),其中70%銷售在去年下半年獲得;1億4千萬未進賬銷售,料在未來兩年進賬。

“儘管受政府的產業盈利稅措施與更嚴謹放貸措施衝擊,銷售下半年仍顯著走高,油氣與種植業蓬勃活動,拉抬消費者購買力而使銷售活絡。”

在調整新銷售與工程訂單後,達證券調高納因今明兩財年淨利利預測7至17%,並調高評級至“買進”(前為“持有”),目標價由2令吉40仙調高至2令吉82仙。

由於納因持有達洋企業(DAYANG,5141,主板貿服組)34%股權,令其估值有可能進一步提高。

首家東馬公司獲捷運工程‧納因競爭優勢大

(吉隆坡13日訊)捷運機構(MRT Corp)頒發S4配套工程給納因控股(NAIM,5073,主板產業組)獨資子公司納英工程私人有限公司。

有關配套是興建白沙羅和士曼丹(Semantan)高架車站和其它相關工程,價值共2億零820萬令吉。據瞭解,14家預獲資格的公司中,共有11家提呈投標書。

分析
達證券指出,這是捷運機構頒發的兩項車站合約之一,納英控股是首家東馬公司贏得捷運主要工程。

根據投標採購時間表,此工程預料於2015年首季完成。

達證券視納英控股獲頒此合約為正面進展,有助該公司更具競爭力以進一步爭取新配套。

由於獲頒的新合約金額是在該行預期今年的訂單填補總額之內,因此保持2012至2014財政年的盈利預測不變。該行維持納英控股今年可獲7億令吉新工程和2013至2014年分別獲得6億令吉新工程的預測。

達證券表示,納英控股的合理價為2令吉26仙,比目前股價具30.6%上漲潛能,因此保持“買進”評級。

纳音冀设30亿产托

(吉隆坡2日讯)纳音控股(Naim,5073,主板产业股)计划成立总值约达30亿令吉的产业信托(REIT)。
纳音控股企业事务部执行董事许瑞奇(译音)表示,公司放眼6至9年内将30亿令吉的产业注入产托。
“我们计划6至9年内将其它产业组合(包括综合产业发展计划)注入产托。长期来看,纳音控股可透过产托赚取重复性收入,未来盈利料稳定增长。”
目前,纳音控股旗下已完成的产业计划包括美里Permy广场。该广场出租率为94%,预计每年贡献800万令吉租金收入。
截至2011年12月杪,Permy广场建筑和土地的估值分别为8500万和360万令吉。
发展迷你双峰塔
另一方面,纳音控股也计划在民都鲁发展一项“迷你双峰塔”(mini KLCC)计划,发展总值20亿令吉。
许瑞奇表示,公司将在民都鲁旧机场发展“迷你双峰塔”计划,工程内容包括购物中心、公寓、小型家庭办公室以及酒店。
“发展计划预计耗时10至15年,我们将在明年初推出发展总值4亿令吉的购物中心,作为‘迷你双峰塔’的首炮计划。”

On Friday, Naim Holdings Bhd (NAIM:KLS) closed at 0.64, 91.04% above the 52 week low of 0.335 set on Mar 23, 2020.

Why is there a doubling of the stock price in Jul compared to June? The company has property development, construction and investments in oil & gas. If you look at the Bursa property companyies, they went through Covid-19 but seems to be turning around as per Will the Malaysian Property industry turn around by 2024?. The oil & gas sector has been experiecing good prices but the Bursa Malaysia oil & gas services companies have yet to benefit from this. So why did Naim stock doubled?

We have been told that to minimize risk, we should have a portfolio of stocks. Does it mean that we can have any stocks (assuming that they are fundamentally sound and cheap)

 

Take the example of Bursa construction/property company Naim and Bursa oil and gas company Dayang. You can see from the revenue trend chart that there is not much correlation between them. Actually there was a negative 10% correlation.

 

But then Naim owns about 25% of Dayang and probably influened its decision making. So are they uncorrelated stocks?

From a statistics perspective, as long as 2 stocks are not 100% correlated, having them in a portfolio will result in a lower volatility compared to their individual volatility. If you looking for less volatility, then having them both is better than just investing in one.

 

Of course, the big picture question is if part of the performance of Naim is tied to the performance of Dayang, would it be better to look for another oil and gas stock?

Bursa Malaysia NAIM Holdings Bhd  is an integrated player focused on the property development, construction, and oil & gas sectors. Despite its diversification, NAIM's performance over the past 12 years has been poor with declining revenue and volatile, declining PAT.

I attributed its poor performance to the soft Malaysian property and construction sectors as well as the problems it faced with its investment in Dayang, an oilfield services company. I do not expect the property and construction sectors to be soft forever.

 

Despite this, NAIM maintains a strong financial position with significant cash reserves and low debt. The company's market valuation suggests a margin of safety.

 

So when the soft property and construction sector recovers, I would expect Naim’s performance to follow suit. Do you have the patience to wait for this?
