STOCK: PARKSON (5657)

Blog 31 Dec 2013, 5:09:50 PM
It is rather interesting to see both Parkson and AEON diverging substantially.

Could it be that Parkson's business model is obsolete now? Parkson rent from other commercial space for their operation, forming significant cash outflow, while AEON build their own building (fixed asset with potential of capital appreciation) and rent out to other busineses as a form of recurring income.

Or is it because of the fact that Parkson's venture into PRC/Vietnam/Indonesia got into trouble, and Mr Market voted it down? Do take note that PRC forms >60% of Parkson's revenue. AEON on the other hand focuses on Malaysian market only. There is also a high chance of an AEON Retail REIT once the critical asset value is reached.

Balance sheet wise, Parkson has some RM1B cash, doing share buyback only, but not effective. Something seriously wrong with the management. Another down voting by Mr Market.

Completed acquisition of "Pangkor Laut Resort, Tanjong Jara Resort, Cameron Highlands Resort, The Ritz-Carlton Kuala Lumpur, Vistana Kuala Lumpur, Vistana Kuantan and Vistana Penang, as well as the remainder of The Residences at The Ritz-Carlton, Kuala Lumpur, not already owned by the Trust" on 15 November 2011.

FY12Q2 revenue consist of only 1.5 months contribution from the above new assets.

One of the lowest gearing REIT on Bursa Malaysia, allowing further acquisition without the need to get money from shareholders a.k.a rights issue.

Downside could be highly dependent on tourist flow, especially from the US/EU, considering they are getting poorer as the time goes. Starhill's assets (room prices) are not so down-to-earth.

Another downside is it could acquire assets from parent YTL only when the price is at the high side.

if this is just an one-time item, this could provide a good entry point for those eyeing, having plunged close to 10% from the recent all time high. also the 25 cents dividend is only a proposal without ex-date mentioned and this could be another minus point.

other than that, few causes of concern are

1. the 10% decrease in revenue.
2. the higher operating expenses.

Revenue in USD for the quarter ended December 31, 2011 increased by 14% to USD7.9million as compared to the quarter ended December 31, 2010 (USD6.9 million) mainly due to increase in demand for the Group's products and
services.

For the year ended December 31, 2011, revenue in USD increased by 9% to USD33.8 million as compared to the year ended December 31, 2010 (USD31.1 million), mainly due to increase in demand for the Group’s products and services. However, due to the appreciation of Ringgit Malaysia by 6% (2011: RM3.0530 : USD1; 2010: RM3.2435 :
USD1), revenue in Ringgit Malaysia for the year ended December 31, 2011 increased by 2% while net profit for the year reduced by 7% as compared to 2010.

To the best of our knowledge, in line with the global economic slowdown, the Group expects lower sales volume for the next financial year.

In consideration of lower sales volume, the Group's financial result for the next financial year is expected to be lower as compared to current financial year. However, the Group expects to maintain a strong balance sheet and achieve tolerable financial results in light of current condition.

Comments:

1. The Group’s revenue was primarily contributed by the Power and Machinery segment, however contributions from this segment decreased by RM46.9 million compared to the corresponding quarter mainly due to the completion of an one off gas turbine project of RM61.2 million, offset by higher after-market sales for scheduled maintenance. The revenue contribution from the Maintenance, Repair and Overhaul segment decreased marginally by RM0.4 million compared to the corresponding quarter.

2. During the financial year, the level of oil and gas activities in Malaysia was satisfactory in line with the initiatives implemented by PETRONAS under the Economic Transformation Program. Moving forward this together with the recent major oil and gas discoveries in offshore Sabah and Sarawak, the level of oil and gas activities in the country is expected to be sustained. The associates are expected to contribute positively to the performance of the Group. Against this back drop, barring unforeseen circumstances, our Group is expected to remain profitable in the forthcoming quarter.
